Bay Meadows

Country Club @ Village  (C'Club @ Village)

Carolina Forest

Carolina Forest is located off of Western Blvd and between Henderson Dr and Gum Branch Rd.  Carolina Forest Elementary is across from this neighborhood.  Homes here were built in mid 2000's to new contruction.  Average days on the market for sold homes are 5 months and homes sold at $190,000 for 2000 sqft homes.  I expect this neighborhood to have more foreclosures and short sales coming.  When this neighborhood was developed, there were very little new construction available so homes here were sold at higher prices.  Click Here for Carolina Forest Neighborhood Tour. Chaney Heights

Chaney Heights is located near downtown Jacksonville and off of Hwy 24 and Hwy 17.  Homes here were built in the 1940's to 1950's.  Average days on the market for sold homes are 4 months and homes sold at $90,000 for homes 1200 sqft.  (Price based on well maintained homes and information current as of 1/30/2014). 

 

College Park

Northwoods

Oak Grove

Oak Grove is an older neighborhood located between Henderson Dr and Gum Branch Rd near Hwy 17.  Nestled in this subdivision are three other subdivisions:  Acorn Forest, Forest Grove, and Houston Heights.  Homes here were built in 1950's to 1970's.  Some homes are near a small creek and may require flood insurance.  This neighborhood does not have much market activity, so I'm including the nearby subdivisions for my market analysis.  Average market days on the market for sold homes are 3 months.  1000 sqft homes are sold at $100,000 and 1500 sqft homes are sold at $125,000.  (Price based on well maintained homes and information current as of 1/23/2014).

 

Overbrook

Overbrook is located off of Hwy 17 near Henderson Dr and downtown Jacksonville.  Homes here were built in 1940's and 1950's.  This neighborhood and like nearby neighborhood do not have any market activity and so this is based on my opinion.  Average days on the market for sold homes is 4 months.  Homes are sold at $90,000.   (Price based on well maintained homes and information current as of 1/23/2014).

 

Williamsburg Plantation

Williamsburg Plantation  is located at the end of Western Blvd and off of Gum Branch Rd.  1500 sqft homes are sold at $150,000 and 2000 sqft homes sold at $180,000.  Average days on the market are 5 months.  Most homes here were built in the late 1990's to new contruction.  This neighborhood is in a similar situation as Carolina Forest.  It was very popular in the late 1990's when there were few new construction homes available.
